Tips for a property purchase

  • Property corners may not be as they seem (not all are surveyed).
  • Property Transfer Disclosures (TDS) are required by law.
  • Wells average 150' to 250' in depth. The cost to drill a well is approximately $12 per foot (drilling only).
  • GPM stands for "gallons per minute" of water produced by a well. Anything under 5GPM requires a holding tank, per County regulations.
  • Coloma is where gold in California was discovered. You can still pan for gold and find it.
  • You should get a perc and mantle test for a septic system on bare land. Average septic system costs between $5,000 and $7,000.
  • You can live in a mobile on your property while you build (some restrictions). You may also be able to live permanently in a mobile home.
  • Power is not always available from the closest pole. Temporary power is sometimes available while you build (at a cost).
  • Mineral rights do not come with all property.
  • The South Fork of the American River is rated as one of the best white water rafting rivers in the western United States.
  • You can get to most of Sacramento from the foothills in less than an hour.
  • The Seller almost always pays the realtor's commission.
  • The majority of all real estate is handled by a realtor.
  • You can protect yourself and your deposit in your offer.
